Dashboard
Details of the main dashboard page are provided here.
Properties
This page lists all of the properties in your portfolio, along with the status and current tenancy of each. A filter in the top right-hand corner of the page allows you to search for specific properties.
Clicking onto a property takes you to the dashboard page for that property, which provides summary details of the property, like the main dashboard page.
The "Marketing" sub-page provides a link to your property on the agent's website (if it is currently being marketed), the brochure, the photo gallery and floorplans.
Clicking the other sub-pages for the property allows you to view all viewings, statements, maintenance work, tenancies, inspection reports, documents and financial reports (rent, fees, expenses) for the property.
Viewings
This page lists all viewings across your property portfolio, including feedback. The list can be filtered at the top of the page:
Statements
This page lists all of your statements, including the PDF copy of each one. Each statement provides a breakdown of the rent and expenses for the period.
Maintenance
All maintenance work across your portfolio, including both issues raised by tenants and routine maintenance. Any photos associated with the issue are provided.
Tenancies
This provides a full history of all tenancies across your portfolio. Clicking onto each tenancy allows you to view:
- Tenancy details (tenants, start and end dates, rent, deposit details, letting service)
- Rent schedule (rent due over time, and what has been paid to you for each period)
- Tenancy documents (e.g. AST, check-in report etc)
Inspections
All inspection reports, including any photos taken during the inspection.
Financial reports
This section allows you to view all rent paid to you, expenses and fees over any date range. There are several reports:
- Income Analysis: this single report provides a breakdown by property of all rent that has been paid to you, and all expenses and fees incurred, for any date range (it defaults to month to-date). The report can be printed or downloaded into a spreadsheet. It is especially useful for when you are completing your end of year tax return, as the report can be run by tax year via the filter in the top right:
- Rent Analysis: this report allows you to view all rent that has been paid to you over any date range or tax year.
- Fees Analysis: this report allows you to view all fees that you have incurred over any date range or tax year.
- Expense Analysis: this report allows you to view all expenses that you have incurred over any date range or tax year.
- Float: your agent might be holding a float account for you (typically money on account to be used for maintenance work). This report allows you to view the balance of your float account and all related transactions.
- Bank Accounts: this page lists any bank accounts (details redacted) that you have provided to the agent for payment.
